When Parking Garage Waterproofing Is Necessary

The foundations and walls of underground parking garages are exposed to groundwater and sewage water. If the builders did a careless job with the parking garage waterproofing — or skipped it altogether — you'll notice it quickly. The signs are typical:

mold, mildew, and efflorescence (white stains) appear on the walls

the air in the space becomes damp and heavy

paint and plaster peel off, even if the repairs were done recently

cracks form in the walls and continue to grow over time

These defects become more pronounced during the season — from early autumn through late spring. During this period, water accumulates across the entire area, mold and mildew spread further, and the walls become not just damp, but wet.

How Parking Garage Waterproofing Work Is Carried Out

Every space requires an individual approach. A professional can help determine the right type of waterproofing for an underground parking garage.

There are several types of waterproofing:

Penetrating. Helps protect porous stone and concrete from corrosion. With this type of waterproofing, the pores of the building materials are filled with a special water-resistant substance.

Coating (Paint-On). Protects against mildly aggressive water and penetrating moisture. Bitumen-based materials are most commonly used. They are applied by brush, spraying, or pouring. As the solution cures, it seals the pores and small cracks, preventing moisture from entering the space.

Plaster (Render-Based). A waterproof coating made of polymer-modified plaster, 5–50 mm thick. Depending on the layer thickness, this type of waterproofing can protect the brickwork in a parking garage from penetrating moisture and non-pressurized water.

Injection. A water-resistant material is injected into the concrete through packers, arranged in one or two rows, filling the capillaries within the concrete.

Injection helps protect the foundation and walls from penetrating moisture.

Sometimes one type of parking garage waterproofing isn't enough. In such cases, specialists take a comprehensive approach.

After a preliminary cost estimate, if the price range works for you, our engineer visits the site and prepares a technical and commercial proposal

Calculation of Works + Materials

We will provide recommendations on material selection and reinforcement/waterproofing technology, and calculate the exact price for your project

Signing of the Contract

After the technical and commercial proposal (KP) is agreed upon, we sign the contract. We start work upon receipt of an advance payment. We accept both cash and non-cash payments, with or without VAT

Execution of Works

We mobilize equipment, materials, and manpower, and begin waterproofing or reinforcement works

Acceptance and Payment

You inspect the quality of the completed work and, after signing the acceptance certificate, pay the remaining balance under the contract

What warranty do you provide for completed works?

The warranty for any type of waterproofing is 2 years. For injection waterproofing and foundation reinforcement, the warranty is up to 5 years.

Why is injection waterproofing needed?

Injection waterproofing helps to interrupt capillary flow and reduce the permeability of foundations, walls, and floor slabs. Injections of polyurethane gel (works on concrete), polyurethane resin (works on concrete and precast structures), and silicon-siloxane compounds (work on brickwork and precast structures) prevent moisture from being absorbed into the structural materials and improve the waterproofing properties of buildings.
