How to know if your foundation needs waterproofing

The foundation bears the load of the entire building. If it was constructed in violation of proper technology — for example, if concrete was poured in cold and damp weather, or the mixture was not allowed to reach adequate strength before proceeding — the structure will not be able to withstand the pressure. Over time, cracks will begin to appear in the foundation, shortening the service life of the entire building.

Another destructive factor is moisture. Groundwater and atmospheric precipitation dampen the concrete structure and accelerate the deterioration process. Waterproofing can protect the foundation from the destructive effects of moisture.

The type of foundation waterproofing is selected based on the groundwater level, soil type, and regional climate. If the work is carried out in compliance with proper technology, the building's foundation will remain sound for decades. That's the ideal scenario. In practice, however, things don't always turn out so well.

Many homeowners eventually notice the following defects:

the foundation begins to crack, allowing moisture to seep through
wet stains and efflorescence appear on the walls of the basement and ground floor
the room becomes damp and humid
plaster and paint peel off in layers
the basement floods in spring and autumn

These defects indicate poor waterproofing of the foundation, basement, and lower floors. Leaving the situation unaddressed can lead to irreversible consequences, up to and including structural collapse. Timely foundation repair is a more sensible and cost-effective solution than putting the safety of everyone in the building at risk.

How foundation waterproofing work is carried out

Specialists from Gidropas begin foundation waterproofing repairs with a site inspection. Engineers determine the dryness category of the space, check the crack resistance of the structures to be waterproofed, and assess the level of soil water saturation. Based on this data, the appropriate type of waterproofing and materials are selected.

For example, if a concrete foundation is affected by corrosion, mildly to moderately aggressive water, or penetrating moisture, penetrating (coating) waterproofing may be sufficient. This is the most cost-effective method of protection. The surface is first thoroughly cleaned, and then special penetrating compounds based on Portland cement, quartz sand, and activating chemical additives are applied in one or several layers.

To protect a structure from pressurized and highly aggressive water, injection waterproofing is mainly used. Polyurethane resin or gel is injected through special packers at a 45-degree angle into the joint or the body of the concrete.

    Signing of the Contract

    After the technical and commercial proposal (KP) is agreed upon, we sign the contract. We start work upon receipt of an advance payment. We accept both cash and non-cash payments, with or without VAT

    Execution of Works

    We mobilize equipment, materials, and manpower, and begin waterproofing or reinforcement works

    Acceptance and Payment

    You inspect the quality of the completed work and, after signing the acceptance certificate, pay the remaining balance under the contract

    What warranty do you provide for completed works?

    The warranty for any type of waterproofing is 2 years. For injection waterproofing and foundation reinforcement, the warranty is up to 5 years.

    Why is injection waterproofing needed?

    Injection waterproofing helps to interrupt capillary flow and reduce the permeability of foundations, walls, and floor slabs. Injections of polyurethane gel (works on concrete), polyurethane resin (works on concrete and precast structures), and silicon-siloxane compounds (work on brickwork and precast structures) prevent moisture from being absorbed into the structural materials and improve the waterproofing properties of buildings.
