How to know if your balcony or terrace needs waterproofing

Atmospheric precipitation inevitably penetrates through the joints where the floor slab meets the wall in panel buildings. Proper balcony waterproofing protects the space from moisture infiltration and prevents dampness, condensation, and the growth of fungus and mold on the walls. This helps maintain a healthy microclimate in your apartment and helps you avoid unplanned repair costs.

Signs that balcony waterproofing is necessary:
Balcony waterproofing is needed in a private house or a multi-story apartment building if you notice wet stains on the walls of adjacent rooms, cracks and peeling plaster, or bubbling and detaching wallpaper. On the outside, the destructive effects of moisture appear as crumbling concrete, efflorescence on brickwork, and rust streaks from reinforcement.

The exact causes of moisture infiltration can only be determined by a specialist after an inspection. Regardless of the cause, it should be addressed as soon as possible — otherwise, you may end up repairing not only your own space but also that of the neighbors below, as well as dealing with persistent mold that can be hazardous to health.

Terrace Waterproofing: Features and Solutions

A terrace is one of the most vulnerable elements of a house in terms of exposure to moisture. Unlike a balcony, a terrace usually has a larger area, is directly adjacent to living spaces, and is used year-round. All of this significantly increases the risk of leaks and requires a specialized approach to waterproofing.

When terrace waterproofing is needed
Urgent inspection and waterproofing of the terrace are necessary if you notice dampness on the ceiling or walls of the rooms below the terrace, bubbling or deterioration of the finish flooring, cracks in the screed, standing water after rain, or dark stains and mold near the joints with the house wall.

Why the terrace is leaking:
The main causes of terrace leaks are a damaged or completely missing waterproofing layer beneath the finish flooring, errors in creating slopes for water drainage, deterioration of the joints in the wall-to-slab area, cracks in the screed due to thermal deformation, and mechanical damage to the waterproofing during tile or decking installation.

How terrace waterproofing is done:
A comprehensive approach is used for accessible terraces. The base is cleaned and leveled, and cracks and joints are routed out and filled with repair compounds. In areas adjoining walls and parapets, injection waterproofing is performed — pressurized injection of polyurethane or acrylate resins, which ensures sealing even in cases of active leaks. The main waterproofing layer is then applied: penetrating waterproofing and either torch-applied or self-adhesive membrane materials, depending on the structure. A protective screed with waterproofing additives is also installed, with a slope of at least 1.5–2% to ensure unobstructed water drainage.

Important: terrace waterproofing is not a one-time measure, but a system. Cutting corners on materials or violating the installation procedure at any stage undermines the entire result. Based on experience working in Moscow, most repeat terrace leaks are a direct result of improperly executed joints and insufficient extension of the waterproofing onto vertical surfaces.

    What warranty do you provide for completed works?

    The warranty for any type of waterproofing is 2 years. For injection waterproofing and foundation reinforcement, the warranty is up to 5 years.

    Why is injection waterproofing needed?

    Injection waterproofing helps to interrupt capillary flow and reduce the permeability of foundations, walls, and floor slabs. Injections of polyurethane gel (works on concrete), polyurethane resin (works on concrete and precast structures), and silicon-siloxane compounds (work on brickwork and precast structures) prevent moisture from being absorbed into the structural materials and improve the waterproofing properties of buildings.
